What is a property condition report?

The ingoing condition report is carried out at the commencement of a tenancy agreement prior to your tenant moving into the property. The report outlines in detail the condition of the property both internal and external.

At the commencement of the tenancy agreement the tenant has 7days to inspect the property and note if they agree with the agents report or make comments if they dispute the agents report, in this case the agent will discuss the report with the tenant and clarify any issues to ensure there are no discrepancies at the end of the tenancy.

The outgoing inspection is carried out at the time the tenant vacates the property and is preferably done with the tenant so any cleanliness or repair issues can be rectified as quickly as possible. This will help to ensure that the property is left in the same condition given fair wear and tear in comparison to the length of time the tenant has occupied the property and the condition the property was in prior to their tenancy commencing.

What is a Routine Inspection?

Routine inspections are conducted during the tenants agreement whether its a fixed term or continuing agreement. The initial inspection is carried out 3months after the tenant moves in and every 6months after. These inspections are essential to ensure that your property is being maintained to an acceptable standard and to identify any maintenance issues that need attending to.

A copy of the routine inspection report is forwarded to you after each inspection and should it be necessary, a member of our Property Management Team will contact you to discuss items noted on the report.

 

What happens when a tenant stops paying rent?

If a tenant falls behind with their rental payments we will endevour to do whatever we can to ensure the arrears are paid as quickly as possible.

They will be contacted by phone and issued with a notice of breach advising them that they are behind and requesting that they rectify their arrears. If the tenant falls 15days in arrears, termination notice will be issued giving them further time to pay or they are required to vacate the premises.

How do tenants pay their rent?

At the time the tenant signs the tenancy agreement we will arrange a payment method for them to pay their rent, majority of tenants do prefer direct debit from their account ensuring the rent is paid in advance and they don't need to worry.

The tenant can also pay their rent via money order, cheque or using our stratapay card which allows them to pay via the post office, over the phone or internet.

When does the rent money get paid into my account?

End of month statements are processed at the end of the month at which time a statement will be sent to you showing income collected and expenses paid on your behalf during the month, the funds can be transferred into your nominated bank account or a cheque sent to you depending on your preferred method.

Maintenance & Repair Procedures

If there are any maintenance or repairs that require attending to the tenant is required to report them in writing at which time we will contact you for your instructions. We have qualified tradespeople that can attend to the issue or if you prefer to attend to them yourself you are welcome to do so.

If the tenant has an urgent repair after hours we have a paging service that will allow our staff to respond to the tenant and assist them anytime to ensure the repair is not attended to by the tenant possibly costing an excessive amount which under the Residential Tenancy Act authorises the tenant to do so in an emergency.
