Make offerCrunch time; making that first offer is a huge milestone. An open, transparent negotiation is the best way for you and the vendor to agree on a price. Make sure you have a trusted solicitor to review the ‘Contract for Sale’ and you have double checked with the bank you are in a position to buy. You may also like to carry out a building and pest inspection or strata search but don’t worry, your solicitor will advise you on all your options. |

Buying at AuctionIf the property you have your eye on is up for Auction, go and watch a few before you bid on one yourself. Auctions have a reputation for being scary but they actually are a really fair way of seeing your competition and paying market value. Know your limit before you bid and don’t worry, if you miss out on this one, something else will pop up that is perfect for you. |

SettlementDuring this time, the bank and solicitors will get you in a position to take ownership of your new property. This is usually a 6 week period and at the end of the 6 weeks, your agent will take you through the property and once you give your solicitor the go-ahead to settle, the place is all yours. |
